Tax certificates may be redeemed at any time up until the actual issuance of a Tax Deed by the Gadsden County Clerk’s Office.  All persons bidding on Tax Deeds are strongly urged to read Chapter 197 of the Florida Statutes and Chapter 12D-13 of the Florida Administrative Code. Bidders are required to pre-register the morning of an auction prior to 10:00 A.M. with the Tax Deed Clerk in room #102 and post a $200.00 cash deposit. The auction begins at 10:00 A.M. on the south steps of Courthouse and doors open at 8:30 A.M.  Successful bidder required to post a non-refundable cash deposit of $200 or 5% of the final bid amount, whichever is greater.  Successful bidder required to pay documentary stamp tax calculated at $0.70 per $100 plus recording fees.  Final bid amount plus fees are due within 24 hours.  Failure to pay results in default of deposit and barring from future auctions.
Properties sold at a Tax Deed sale remain subject to governmental liens. All persons bidding on properties at Tax Deed sales are urged to examine title prior to bidding.
All Tax Deed Properties are sold "Buyer Beware.".  The properties being sold may also be subject to current year or unpaid property taxes and/or Government Liens.
If you are the successful bidder at a Tax Deed sale, there is no guarantee that you will be able to convey good or marketable title to the property to someone else or that the legal description on the Tax Deed is sufficient. If there is any problem with the title or the legal description, the general remedy is to file a “quite title” civil lawsuit. The institution of a suit to quiet title may involve having to hire an attorney at your expense.
